I want to sell my house, what should I do to make it more valuable?
I am sure you have heard about how remodeling your home can make it more valuable. While this is true, you’re main focus should be on quick wins, rather than completely remodeling your kitchen or bathroom. Quick wins would be inexpensive items that make the look of your home appear more favorable in a first impression. Adding a fresh coat of paint, fixing a leaky faucet, cleaning the carpet, and dusting everything from top to bottom. Basically anything that will visually enhance the property at minimum cost.
While replacing your countertops with granite, adding new carpet, and updating a bathroom will all increase the selling price to some degree; the design scheme that you choose may not be what a potential buyer would want. The buyer may want hardwood floors, and replace that brand new carpet you just installed.
I also recommend tidying up decorative items that you have accumulated over the past years. Its ok for your house to look lived in, but avoid displaying your entire DVD collection. For your children’s rooms, provide them an incentive to keep the rooms clean while it is up for sale.
Do I need to be at ALL the showings?
No. In fact, I would prefer that you were at none of the showings or open houses for two reasons. First, the more people in a room, the crowded it will appear. Second, you may be tempted to try to 'sell' features of your home, yet the buyer may not be interested in those things, and may also feel pressured by your offering to help out. I provide the buyer’s agent with a list of things to point out about your home, allowing them to point out key features based on their clients needs.
Why should I list with you instead of another brokerage?
I personally take any listing as my own home, not only researching the property to determine a market value, but also the area to provide information to prospective buyers, just as you would if you were selling it yourself.
How is a home's value determined?
Several factors go into setting a selling price for a home. What comparable properties in the area have sold for and the price properties are being listed.
